Your buyers need an offer listing agents trust and a lender who closes. When a first lender says no, or a deal hits a snag in escrow, I find the program that keeps it together and keep you updated until it funds.
How I help your clients
- Pre-approvals that hold up. I review income, credit and assets before the letter goes out, so it reflects a real review, not a quick estimate.
- A call to back the offer. With your buyer’s permission I’ll call the listing agent to confirm the financing and the plan for closing.
- Deal rescues. When a condo doesn’t meet agency rules, the buyer is self-employed or the appraisal comes in low, I look across lenders for a program that works.
- Offers that compete with cash. Buy-before-you-sell and cash-backed offer programs for buyers who need to move first.
- Clear updates through escrow, so you can manage the timeline with the other side.
Situations I see often
- A buyer pre-approved elsewhere is turned down in escrow because the condo building doesn’t meet Fannie Mae or Freddie Mac rules.
- A self-employed buyer’s tax returns show less income than they really earn.
- A buyer needs to buy the next home before the current one sells.
- A buyer from abroad has no U.S. credit history.

Questions
How quickly can you issue a pre-approval?
As soon as I have reviewed the buyer’s income, credit and assets; for a complete file that is usually quick. A letter written after that review holds up far better with listing agents than an instant one. See also: First-time buyers.
Can you take over a loan that is in trouble during escrow?
Often. Send me the situation and the contract dates, and I’ll tell you quickly whether a switch can still close on time and what it would take.
Will you talk to the listing agent?
Yes. With your buyer’s permission I’ll call the listing agent to confirm the pre-approval and answer questions about the financing.
