Document checklists

For every loan

• Government photo ID for each borrower
• Social Security number or ITIN
• Home addresses for the last two years
• The two most recent statements for every bank and investment account, all pages
• For a purchase: the signed purchase contract
• For a refinance: your latest mortgage statement
• Your homeowners insurance agent’s contact details
• A short letter explaining anything unusual the lender asks about, such as a large deposit or a credit item

Salaried or hourly income

• Pay stubs covering the last 30 days
• W-2s for the last two years
• Your employer’s name, address and phone number for verification
• Federal tax returns, if you have other income such as rental, overtime or commission

Self-employed, qualifying on tax returns

• Personal federal tax returns for the last two years, all schedules
• Business tax returns for the last two years, if you file them separately
• A year-to-date profit and loss statement
• Proof the business has existed for two years, such as a business license or a CPA letter

Bank statement loan

• 12 or 24 months of personal or business bank statements, all pages
• Proof the business exists, such as a business license, CPA letter or state registration
• Your ownership percentage, from the operating agreement or a CPA letter
• A CPA letter or profit and loss statement, if the lender asks for one to support the expense factor

DSCR and investment property loans

• For an LLC: articles of organization, operating agreement and EIN letter
• The lease, or the rent you expect if the property is vacant
• A list of other properties you own, with their loans
• Bank statements showing the down payment and reserves
• Property insurance details, including landlord coverage

Foreign national buyers

• Passport, and a U.S. visa if you have one
• Proof of your address abroad
• Bank statements from your home country, translated if not in English
• Credit reference letters or a credit report from your home country
• Records of the funds you are moving to a U.S. account for the purchase

ITIN loans

• Your ITIN letter from the IRS
• Federal tax returns filed with your ITIN for the last two years
• Proof of income: pay stubs, a letter from your employer, or business records
• Bank statements for the last two months, all pages

VA loans

• Your Certificate of Eligibility, or your DD-214 so it can be requested
• For active-duty service members: a statement of service from your command
• Your VA disability award letter, if you receive compensation (it can remove the funding fee)

• Your latest mortgage statement, and any second mortgage or HELOC statement
• Your homeowners insurance declarations page
• HOA contact details and dues, if you have an HOA
• For a cash-out refinance: what the cash is for, if the lender asks
